Challenge

Our client faced the common post-pandemic challenge of aligning their real estate footprint with new work patterns. They needed to accommodate employees' desires for flexible work arrangements while maintaining productivity and collaboration. The key was to find a balance that would optimize space utilization, support employee needs, and reduce overall real estate costs.

Solution

Vestian's Workplace Strategy and Occupancy Planning team conducted a comprehensive Remote Work Study, surveying employees to understand their preferences for in-office work frequency, collaboration needs, and requirements for workstations, offices, and conferencing spaces. Based on our analysis, we developed a strategic plan that included implementing a workstation/office hoteling scenario for most employees, maintaining conferencing and collaboration spaces to support in-person teamwork, and leveraging the client's tenancy value and current market conditions to negotiate concessions and lower rent. This tailored approach allowed our client to significantly reduce their 2021 real estate expenses and establish a more efficient ongoing run rate, creating a more flexible, cost-effective, and employee-centric work environment.
